An urban renewal project

The intervention, located in the IV Town Hall of Rome and worth a total of 5 million euros, was developed in the wake of the action of urban renewal carried out by CAM SpA: building replacement of six dilapidated residential buildings with a class A residential building with a height of five floors above ground, a pilotis floor, for a total S.U.L (gross useful area) of about 700 square meters and a total of 18 real estate units divided between 10 two-room apartments and 8 studios. The structure includes a parking area on the ground floor, including 14 stalls serving the houses above accessible by driveway from Via di Pietralatella and by foot from both Via Pollio and Via di Pietralatella, and a basement accessible from Via Pollio with 15 garages each equipped with electric charging.

Innovations for energy saving

Going through, as on a tour, the entire building, we access the pilotis floor with entrance hall and stairwell. On the first floor there are two houses, both consisting of a living room with kitchenette, bedroom, bathroom, terrace and a bioclimatic greenhouse. On the second, third, fourth and fifth floors there are four apartments on each floor: two two-room apartments, with the characteristics of the real estate units on the first floor, and two studios with a terrace and a Bioclimatic Greenhouse. The latter is an innovation that allows the capture of solar rays, performing the function of a thermal storage mass to gradually release heat, heating the internal environment without affecting consumption. The route ends on the attic floor where the stairwell and the elevator lead to the super-penthouses and roofs.
