


Villa Paolina, a Roman building from the 1920s located in the historic Largo XXI Aprile, in the heart of Nomentano district, has returned to a second life with CAM SpA which, while respecting its Centennial history, has transformed it from a boarding school into a luxury residence. The project to enhance this Liberty jewel is, by now, a recognized model of renewal for historic houses who want to preserve the architectural and artistic aspect of their past without neglecting the comforts And the contemporary needs of safety and sustainability.


An ancient and fascinating story. Built in the 1920s as a family villa, Villa Paolina was expanded in 1935. At the end of the Second World War, the portion damaged as a result of the bombing of San Lorenzo was rebuilt. Until the 90s it was a residence for nuns and a private educational institution. And it is precisely to listen to the requests of many former students together with the citizens of the neighborhood that CAM, owner of the building, has carried out an intervention by recovery and conservation of the building. The rebirth, curated by CAM designers, lasted two years, between 2020 and 2022, for an intervention that cost 18 million euros.

Given the existing constraints of cultural interest, the action involved the restoration and consolidation of the façade and the demolition of the internal structure to the foundations and, therefore, the construction of new environments. An operation that made it possible to obtain 30 eco-sustainable apartments - from 50 sqm studios to penthouses of more than 120 - built with the latest generation techniques, energy class A++ with heat pumps, smart home systems and reduction of seismic risk. Sustainability and safety without compromising the ancient charm of an architectural asset returned to the city thanks to the design of innovative solutions that have made it possible to maintain the original architectural lines.




Villa Paolina is today a five-storey historic house which combines ancient and modern in the heart of the city, near a training hub of excellence that sees the presence of the University of Studies “La Sapienza”, Luiss and Bocconi, and a few meters from the park of Villa Massimo.
